These disclosures apply to every engagement and every page of this site. They are reproduced in full in our terms of engagement.
What we do
Andorra Advisory Group is a commercial finance brokerage and advisory practice. We build the earnings analysis, prepare the credit submission and arrange the facility. The analysis and document work is carried out by Andorra Advisory Group. The credit assistance is provided by Nicholas Clunes, Credit Representative Number 530711, authorised under Australian Credit Licence Number 387856, through The Lending Lab Pty Ltd. We arrange commercial finance only; see below. Development, construction and private lending is arranged separately through Andorra Private.
Business purposes only
We arrange commercial finance only: credit provided wholly or predominantly for business or investment purposes. We do not offer consumer credit through this site, including home loans, personal loans or any other lending regulated by the National Consumer Credit Protection Act. Credit taken for business purposes falls outside the National Credit Code, so the consumer protections that attach to a home loan do not attach to these facilities, and a lender will ask you to sign a business purpose declaration confirming it.
How we are paid
Andorra Advisory Group charges a fixed fee for the analysis and the documents, quoted before the work starts and payable regardless of whether finance is approved or what the analysis concludes. Where a lender pays commission on a facility, it is paid to The Lending Lab Pty Ltd. Commission is not payable on every transaction and the amount is not ascertainable at the time the work is quoted. Both are disclosed in writing at engagement. You are free to take the analysis and use any broker you like, and the fee is the same either way. We will tell you before you engage us if we think a lender relationship of ours is relevant to the recommendation.
Scope of advice
We provide commercial finance broking and transactional advisory services. We do not provide taxation advice, legal advice, financial product advice, audit or assurance services. Nothing on this site or in any report is a tax position, a legal opinion, or an offer of finance. Tax positions belong with a registered tax agent and legal positions with your solicitor, and we will identify the matters that need them.
Basis of work
Our analysis is built from source documents: financial statements, bank statements, BAS lodgements and the general ledger. Where a figure comes from the vendor, the vendor's advisers or the client and has not been verified against a source document, the report says so. Due diligence is a commercial review, not an audit, and does not provide assurance over financial statements.
Credit decisions
We prepare and present the case. We do not make the credit decision and cannot commit any lender to one. Every indication we give about what a facility might look like is an estimate based on the information available at the time and on criteria that lenders change without notice. Nothing we produce is an approval, a pre-approval, or an offer of finance.

Nicholas Clunes holds interests in the other businesses named on this site, including The Lending Lab Pty Ltd and Broker Sidekick. Where we send you to one of them, or where one of them is paid in connection with your matter, we tell you in writing at engagement rather than leaving you to find out.
Related businesses
Finance is arranged under the credit representative authorisation held through The Lending Lab (The Lending Lab Pty Ltd). Through this site we arrange commercial finance only, as set out above. Broking minimum loan sizes are $500,000 with property security, or $1,000,000 without.
Development, construction and private lending broking is conducted by Andorra Private, the broking brand of Andorra Private Advisory Group Pty Ltd.
Broking career, licensing, aggregation and practice management services are provided by Broker Sidekick, a business in which Nicholas Clunes holds an interest.
